DAMAGE & DETERIORATION
Concrete Conditions We Review
Concrete damage can stem from moisture intrusion, rebar corrosion, impact or structural movement. We review these typical repair conditions:
Spalled / Broken Concrete
Concrete surfaces where pieces have broken away, cracked off or loosened, leaving irregular hollows or jagged edges.
Delaminated Concrete
Subsurface separation where the outer concrete layer has detached from the underlying mass, often sounding hollow when tapped.
Exposed or Corroded Rebar
Reinforcing steel showing through deteriorated concrete, showing rust expansion that forces outer concrete to crack or pop out.
Damaged Slab Edges
Perimeter edges, expansion joint shoulders or parking-deck transitions broken by vehicle impact, load or weathering.
Wall / Ceiling Deterioration
Overhead or vertical concrete damage in parkades, basements and storage vaults showing spalls, cracking or dampness.
Stair & Landing Deterioration
Nosing break-offs, tread cracking, landing spalls and rusted handrail pockets requiring localized reconstruction.
Cracks Requiring More Than Leak Sealing
Structural cracks accompanied by displacement, faulting or load-related stress that cannot be solved with polyurethane injection alone.
Localized Concrete Reconstruction
Small-to-medium structural elements where deteriorated concrete must be cut back, formed and repoured to agreed specifications.
Note on structural assessment: We do not diagnose structural causes or guarantee structural capacity from photos alone. Where conditions indicate potential structural movement or safety concerns, professional engineering review may be required before repair work begins.

STEP BY STEP
Our Concrete Repair Process
While every repair depends on the specific structure and cause of damage, our standard field methodology follows these disciplined stages:
Condition Review
We review the damaged area, visible cracking, spalling, reinforcement exposure, moisture patterns and access constraints.
Define Boundaries & Requirements
We establish the repair boundaries and verify whether engineered repair drawings or professional design details are required.
Remove Unsound Material
Damaged, delaminated and hollow concrete is cut back to sound, solid substrate within the agreed project boundaries.
Prepare Substrate & Reinforcement
Substrate surfaces are cleaned and profiled; exposed reinforcing steel is cleaned and treated according to the project specifications.
Install Repair Materials / Rebuild
Specified structural repair mortars, formed concrete or specialized patching materials are placed and consolidated.
Finish & Protect
Repaired surfaces are finished to meet adjoining elevations and protected/cured per material instructions.
Final Review
The completed repair is inspected against the agreed scope, and the work area is thoroughly cleaned up.
Specific repair depths, rebar treatments, bonding agents and mortar products are selected according to the project specifications or engineering instructions for the specific site.
UNDERSTAND THE DIFFERENCE
Crack Injection vs. Structural Concrete Repair
It is essential to understand the difference between stopping a water leak and repairing structural damage:
Crack Injection / Leak Sealing
Used primarily to reduce or stop water movement through suitable cracks or cold joints in concrete walls, foundations or parkade ceilings. Polyurethane or chemical resins expand within the void to block water intrusion.
Structural Concrete Repair
Used to rebuild or repair damaged concrete, address delamination, expose and treat corroded reinforcement, and restore physical profile. May involve substrate saw-cutting, bonding agents, formed concrete placement or high-strength mortars.
When Deterioration Is Driven by Water Intrusion
If concrete deterioration is being driven by broader water intrusion through exterior walls, slab perimeters or parkade joints, the project may require waterproofing or water-management work in addition to concrete repair. Addressing only the damaged concrete without addressing water ingress can lead to recurring failure.
COMMERCIAL & MULTI-FAMILY
Concrete Repair for Strata & Commercial Properties
We work with property managers, strata councils and commercial building operators to address concrete degradation across occupied facilities:
Underground Parkades
Drive aisles, ramp shoulders, slab delamination and column base repairs.
Concrete Ceilings
Overhead spall repairs, pipe-penetration voids and exposed rebar patching.
Stair & Landing Areas
Reconstructing spalled stair nosings, landings and loose railing anchorages.
Service & Mechanical Rooms
Equipment pad reconstruction, sump surround repairs and trench restoration.
Clear Documented Scope
The written estimate identifies each designated repair location, boundaries, preparation depth and specified repair method.
Access Coordination
Work areas, stall closures and equipment access in busy underground parkades or commercial facilities are scheduled around building operations.
Separate Review for Injection & Waterproofing
If water infiltration is causing or accompanying the concrete damage, injection or waterproofing scopes can be scoped alongside concrete repairs.
Photo Documentation
Where appropriate, pre-repair conditions, demolition depths, treated reinforcement and completed surfaces can be documented for records.
We plan access, phasing and cleanup around site operations, but we do not promise zero disruption during concrete chipping and repair placement.
ESTIMATE FACTORS
What Affects Structural Repair Pricing?
Repair costs are determined by the physical scale of the damage, access and specification requirements rather than fixed per-square-foot formulas:
Total repair area, volume and depth of unsound concrete
Overall concrete condition and degree of delamination
Site access, working height, clearance and overhead working requirements
Condition of reinforcing steel and extent of corrosion treatment needed
Demolition and saw-cutting preparation requirements
Formwork and shoring requirements for vertical walls or suspended slabs
Specified structural repair materials, bonding agents or concrete mix
Number of separate mobilized repair locations across the property
Water infiltration, active leakage or dampness affecting repair materials
Site protection, dust containment, parking stall closures and cleanup
Engineered repair details, inspections or engineering reviews when required
Photos of the affected concrete, surrounding area and any visible cracking, spalling, exposed reinforcement or water staining help us understand the condition before the next step.
FREQUENTLY ASKED QUESTIONS
Common Questions About Concrete Repair
What is structural concrete repair?
Structural concrete repair involves restoring damaged, delaminated or deteriorated concrete elements such as load-bearing walls, slabs, columns, beams, stairs and parkade decks. Unlike cosmetic patching, structural repair focuses on cutting back to sound concrete, treating exposed reinforcement and rebuilding with materials specified for structural integrity.
How do I know if a crack needs structural repair or injection?
Crack injection is primarily designed to seal water pathways through otherwise stable concrete cracks. If a crack shows displacement (one side higher than the other), active widening, spalling along the crack shoulders, or structural settlement, it may require structural evaluation and repair rather than leak sealing alone.
Can you repair spalled concrete?
Yes. We saw-cut around the spalled perimeter, remove loose and unsound concrete back to solid substrate, clean and treat exposed reinforcing steel, and place repair mortars or concrete matched to the project requirements.
Can you repair exposed reinforcing steel areas?
Yes. When rebar rusts, it expands and causes concrete delamination. We expose the steel fully around its circumference where required, clean off rust scale, apply corrosion protection per project specs, and encase the rebar in structural repair mortar.
Do you work in parkades?
Yes. Underground parkades and multi-level parking decks frequently suffer from delamination, ceiling leaks, slab edge damage and corrosion from road salts. We regularly review and quote parkade concrete repairs across Metro Vancouver.
Do you provide engineering?
Where professional design or engineered repair details are required, they must be provided or arranged by the responsible party unless specifically included in the written agreement. We execute repairs according to the agreed drawings and specifications; we do not diagnose building safety from photographs.
Can waterproofing be included?
Yes. When concrete damage is caused by ongoing moisture ingress, we can review crack injection or concrete waterproofing as part of the project scope so the underlying water issue is addressed.
Can I send photos first?
Yes. Sending clear photos of the damaged concrete, a wide view of the surrounding area and close-ups of any exposed rebar or cracking helps us review the condition and determine whether a site review is the appropriate next step.
